Realisation Services - The Process

Harcourts Realisation Services take a hands-on approach throughout every step of the process: constantly in touch with all parties, providing progress reports and updates, keeping you abreast of the current situation with each property we are working with.

Market Appraisal - Upon receiving your instructions, a local Harcourts branch is appointed to immediately carry out a market appraisal. This is a comprehensive and fully detailed report including their estimate of the current market value of the property, it’s expected realisable value at mortgagee sale, positive and negative aspects of the property, any significant damage, occupier details, suggested marketing options, photographs and a draft advertisement for the property. This is promptly forwarded to you for your information and consideration.

Taking the Property to the Market - At the seller’s instruction to proceed to sale, the salesperson is authorised to organize the marketing programme of your choice, and to place the property on the market.

Sale Period - The coordinator is available with help and advice throughout the entire programme, and once marketing is underway ensures detailed weekly reports are available for you, including a final report prior to Auction.

Auction - The vast majority of marketing programmes are for sale by Auction. Auction offers the greatest chance of achieving a premium and transparent price and the intensive marketing programme is designed to gain maximum market exposure.

Where possible we attend Auckland auctions, and where auctions are held out of town we arrange phone contact with the salesperson so that we can immediately report to you on the auction outcome. Upon a successful sale we ensure all is in accordance with the contract provisions and oversee the forwarding of contracts to the appropriate parties.
