Prevalent in buildings built pre-2000, Asbestos is a naturally occurring mineral found in a multitude of building products and applications. Asbestos has been linked to an estimated 100,000 deaths per year by the World Health Organisation.

Asbestos can be found in brake pads, insulation, roofing materials & membranes, ceiling tiles, boilers, concrete based materials, fire protection & fire proofing materials, plumbing materials, paint and some cladding types.

Under the Health and Safety at Work Act 2015 and in particular the Health and Safety at Work (Asbestos) Regulations 2016 a Landlord (PCBU) with management or control of the workplace must ensure that all asbestos is identified and if found, an Asbestos register compiled. An Asbestos management plan must then be prepared and this must be shared with all parties coming into contact with the building (contractors, visitors, occupiers or tenants).

Significant fines of up to $600,000 for a PCBU or officer/director or $3,000,000 for a corporation, and up to 5 years jail time could ensue if this risk is not properly managed.
